Asset Management Services

 

Sustaining the viability of an LIHTC project during and after construction and throughout its compliance period is the focus of NAHT’s asset management team.  Our staff is committed to monitoring the ongoing operating performance of the property and making periodic property site visits so as to ensure the projects maintain their affordability structure, comply with LIHTC guidelines, and meet or surpass the financial benchmarks set forth by investors on each deal.   

 

The asset management team currently oversees more than 10,000 units in more than 95 projects nationwide. 

 

Investor Reporting

 

A necessary component of any investment situation is reporting, and the multi-family industry is no different.  Working closely with the asset management staff, NAHT’s investor reporting team monitors the operations and financial stability of LIHTC projects so they may provide tax benefit summaries and other reports to project investors.

 

Disposition Consulting

 

As LIHTC projects reach the end of their 15-year compliance period, NAHT possesses the knowledge and expertise to provide Members with guidance regarding the disposition of their assets.  This may include refinancing, sale, or repositioning of the project, and the combined needs and desires of the investors and developer, as well as current market conditions, dictate which strategy to pursue.
