Despite earnest efforts during the last decade to increase the supply of affordable housing in the United States, the recent housing bubble and current state of the economy have further amplified the disparity between the need and availability of affordable housing.  Many organizations recognize the need to help; however, for most, navigating the intricacies of the affordable housing development process can be a lengthy, somewhat daunting task that requires experience, expertise, and tenacity. 

 

NAHT’s Global Housing Initiative provides organizations with the talent and proficiency to make an impact on the supply of affordable housing.  Our years of experience with the LIHTC program and long-standing industry relationships weigh heavily on our ability to execute the full scope of services in the advancement of affordable housing, including access to capital, project origination, management of the development, operations, and compliance processes and, in due course, project disposition. This “soup to nuts” approach to affordable housing development has launched NAHT to the forefront of our industry, attracting new partners and sources of capital for the advancement of our mission.

 

Development Consulting

 

In an effort to maximize our members' affordable housing development and preservation opportunities, NAHT provides comprehensive development consulting services that complement Members’ in-house efforts. These services, which include initial financial analysis and feasibility studies, also incorporate the preparation and submission of tax credit, grant and loan applications, and interfacing with other departments within NAHT to advance the syndication and closing activities related to the various LIHTC projects.  

 

Specifically, our development consulting services include, but are not limited to:

 

Program and Financial Services – provide advice on project and program design, applications, financial structuring and preparation of financial models.

 

 

Project Management - coordinate the selection and implementation of all third party reports; serve as point of contact on all matters related to soliciting and selecting gap, construction and permanent lenders; secure required local resolutions and/or support letters; and spearhead efforts with the appropriate agencies related to federal, state and local program design requirements.

 

 

Project Funding Services - assist Members with securing funds for construction, acquisition or rehabilitation of affordable housing, including local funding, equity from an investor, exchange credits from an allocating agency, and/or the gap funding available from the 2009 American Recovery and Reinvestment Act (ARRA).
